While there are no property taxes on residential real estate in Dubai, annual recurring charges known as service charges are still applicable. These charges are for the maintenance of common areas in buildings or master communities for townhouses and villas. The service charge rate can be AED 11 per sqft or higher, depending on the building’s amenities, such as concierge services or valet parking.
Conversely, service charges for townhouses and villa communities are generally lower, potentially as low as AED 3 per sqft, since these charges cover the broader master community infrastructure and typically exclude building-specific maintenance costs like elevator upkeep.
